As a Landlord you are governed by a number of pieces of legislation including the Private Tenancies (NI) Order 2006 and the Rent (NI) Order 1978. This legislation sets out the rights and responsibilities of both Landlords and Tenants. Further details can be found at the government website - www.dsdni.gov.uk.

In brief, you are required to provide your tenant with a Tenancy Agreement, a Rent Book and a Statement of Tenancy terms. You must also provide a Gas Safety Certificate (where applicable), and ensure your property complies with the Electrical Equipment (Safety) Regulations 1994 and the Plugs and Sockets Safety Regulations 1994 and the Furniture and Furnishings (Fire) ( Safety) Regulations 1988. By law the property should also have an Energy Performance Certificate which measures the overall efficiency of the property.
